Ocean View Farms is a functioning dairy consisting of over 177 acres with multiple residences, numerous barns and other structures developed to support the operation of the dairy.

The property's location on Mark West Station Road, just east of Eastside Road and southwest of the town of Windsor, places it in the Middle Reach of the Russian River Valley AVA. Significant vineyard and winery operations in the immediate area include Sonoma-Cutrer Vineyards, Sapphire Hill Vineyards, Kistler Vineyards, Joseph Swan Vineyards, Orsi Papale Estate Wines and Gallo Monte Bianco vineyard.

A 2592 sq. ft. custom home of modest quality with 3 bedrooms and 3 baths is situated on a knoll top in the southwest portion of the property. Additionally, there are two 1800 sq. ft. homes currently used as employee housing. Other structures include seven barns and a garage/shop building.

Preliminary analysis shows an estimate of over 110 acres plantable for grape varieties. Pinot Noir and Chardonnay are the predominate varieties for the area. Climate and Soil studies have been completed and are available on request.

The topography of the northeast portion of the property is nearly level with slopes less than 2%; the middle portion has slopes ranging from 2-9%; and the west portion is a mix of 515% and 15-30% slopes. The elevation of the site ranges from approximately 70 feet at the northeast corner of the property to more than 200 feet at the northwesterly portion of the site. The property has significant dairy building improvements located at the northern part of the parcel just east of Mark West Station Road.

The property has two high-yielding wells for agricultural use and a third well for domestic use. A 1000 GPM well is located on the southeastern portion of the property, and a second high-yield well is located near the dairy improvements. The third well for domestic use is located at the owner's residence.

A secondary water source from treated recycled water located on an adjacent parcel is available: water from a 40 acre-foot retention pond on a parcel owned by the Sonoma County Water Agency is piped under pressure to the property and is used by the owner to irrigate pasture land. This water source could be utilized in a drip system for vineyard development on the site.

Soils: The primary acreage deemed to be plantable to vineyard has soils of the Zamora Silty Clay Loam, Felta Very Gravely Loam, Goldridge Fine Sandy Loam, Huichica Loam and Blucher Fine Sandy Loam series.

Viticultural Area: The property is located in the County of Sonoma, California. It is in the Russian River Valley Appellation, designated as a Region I or "coastal cool" growing area. This is an abrupt contrast to the warmer neighboring American Viticultural Areas such as Dry Creek, Alexander Valley and Sonoma Valley. Geographically, the region is characterized by silt rich meadows, riparian habitat, hilly terrain with substantial native tree cover.

The property is located within the area that defined the Russian River Valley AVA at its origin in 1983. The AVA has been expanded twice since, most recently in 2005. In all, a total of 15,000 acres are planted to grape varieties. The appellation is internationally renowned for sought-after varieties like Pinot Noir and Chardonnay, which excel in cooler climates. The region's most defining characteristic is the cooling effect from the daily fog that extends inland from the Pacific Ocean.
